Occupied home staging isn't just a luxury when putting your home on the market, it's a necessity. Potential buyers are deciding if they even want to step foot in your house by first looking at pictures online. You have a very small opportunity to capture a buyer's attention through the pictures of your house. Occupied home staging consultations and property styling gives your home the opportunity to create the wow factor in pictures. The last thing you want as a home owner or agent is for buyers to swipe to the next picture of another home before giving your listing a chance.
As an occupied home staging specialist I come to the home before it is placed on the market, and go room by room with the home owners to ensure that they have a comprehensive list of what is needed to be done to make their home "picture perfect." I then email my staging report to the home owners and real estate agent to make sure we are all on the same page and working together for the best outcome of your sale. Suggestions on the report can include anything from painting, replacing hardware, decluttering, fixing broken items, and rearranging or removing furniture.
When the list of tasks is completed by the homeowner, a date for getting the home to market is set. I come back with my decor items the day of, or before photos and style the property. Often times my decor includes bright pillows and artwork. I also might finish a few tasks on the original report and make sure everything is ready so that the home is picture perfect.
